Studio27 Architecture — Capitol Hill, Washington DC.

The Rincon Bates House is a reimagining of an end-unit row house located in Capitol Hill, Washington DC. Originally constructed in 1906, the two-story structure typified early twentieth-century single-family homes in the area. Prior updates during the 1970s had left the interior divided into a series of compartmentalized rooms. The current owners commissioned Studio27 Architecture to overhaul the circulation and address the ecological performance of the residence, setting in motion a comprehensive reconfiguration of spatial organization and environmental systems. Studio27 Architecture's intervention centered on creating openness, both spatially and environmentally. A portion of the second-story floor joists was removed to form a double-height void above the dining room, allowing daylight to penetrate the center of the plan and linking disparate living areas. Operable skylights were integrated to establish a stack effect for natural ventilation. The second level comprises two bedroom suites joined by a steel and glass bridge, juxtaposed with the solidity of the existing masonry walls. Sustainable features include low E glass windows, bio-based insulation, efficient plumbing, tankless water heating, and interior finishes sourced from recycled, formaldehyde-free materials.
