Studio Zerbey — Issaquah Highlands neighborhood east of Seattle

The Issaquah Highlands Residence features wood siding, expansive glazing, and a cantilevered roof over a garage with a green roof above.

Issaquah Highlands Residence by Studio Zerbey sits atop a steeply contoured site in the Issaquah Highlands neighborhood, east of Seattle. The residence was developed for a young family with a focus on maximizing regional views and integrating both passive and active sustainability. The design responds to a pronounced site condition, where a distinct upper and lower bench is separated by a steep slope. This topography led to the introduction of a linear datum, functioning as both a retaining wall and a key organizational spine for circulation throughout the home. The home's massing is calibrated to allow primary living spaces and the main bedroom to capitalize on panoramic vistas of Lake Washington, the Olympic Mountains, and the Seattle and Bellevue skylines. Green roofs and sheltered outdoor areas extend the usable living environment through all seasons, while solar panels atop the upper shed roof contribute to the home's energy efficiency. The envelope features a continuous thermal break provided by an exterior rockwool house wrap. Studio Zerbey also directed interior design, ensuring consistent oversight from architecture through interior detail.
