Substance Architecture — Des Moines, Iowa
RenSt Loft is a 700-square-foot walk-out apartment within a renovated warehouse in Des Moines’ Court Avenue District. The narrow plan presented limited assets, namely generous daylight and a two-story interior volume, which shaped the design response. A primary object, inspired by a traditional corn crib, was introduced slightly off-center to organize the space. The corn crib structure acts as both a spatial divider and a functional core, placing private areas toward the north and public areas to the south. The structure itself accommodates a powder room and food storage on its lower level, with a sleeping loft positioned above. An island delineates the kitchen from the combined dining and living area. The overall arrangement prioritizes inventive and efficient use of space to address the loft’s compact footprint and verticality.
