Levine House

Levine House, completed by Batter Kay Associates in 2017, is a 1,914-square-foot oceanfront residence in Del Mar, California. Designed as a compact beach house for an out-of-state couple, the home responds to its narrow coastal site by orienting major living spaces toward expansive ocean views. An open plan unites the living, dining, and kitchen areas, which connect directly to an oceanfront terrace. Large sliding glass doors allow the boundary between inside and out to disappear, extending the living area toward the sea. The master suite occupies the upper level, offering panoramic coastal views while maintaining separation from public zones. Two additional bedrooms, each with their own bathroom, complete the residential program. Durable board-formed concrete is used for the exterior structure, chosen for its resilience in a marine environment and its tactile texture. Teak clads portions of the exterior, contributing warmth, while the interior is finished with walnut cabinetry and bedroom flooring. Etched concrete floors run seamlessly from the interior to the terrace, emphasizing the indoor-outdoor relationship.
