Broadway Residences

Broadway Residences is a set of four single-family homes designed by Stephen Vitalich Architects as a small lot subdivision. The project brief called for urban loft-style living, resulting in a series of residences arranged for compact, standalone ownership. Each unit’s organization responds to the need for efficient use of space within an infill site, providing full family accommodations within a limited footprint. The design emphasizes openness and connectivity between interior spaces. The first level accommodates a double-height living area, an open kitchen, dining space, a powder room, and a service porch, creating a central gathering space with flexibility for daily activities. Above, the second level contains a primary suite, two smaller bedrooms, an additional bathroom, and an office or study area, organized to balance privacy and function. Ample glazing admits natural light throughout the day. Each home is capped by a 500-square-foot private roof deck with an outdoor fireplace, extending the living space and offering views outward from the urban site.
