NZ99 House by Garrison Architects is a two-module contemporary residence utilizing factory fabrication to achieve a net zero energy standard at an accessible cost. Conceived through extensive research and development, the project adapts methods and technologies initially applied to high-durability housing for the US Customs and Border Patrol. The design responds to the goal of maximizing energy efficiency while leveraging prefabrication for quality and affordability. The house employs a glazed southern exposure with R6 Heat Mirror glazing, paired with a continuous porch and overhang intended to optimize solar gain in winter and provide shading during summer. Its highly insulated building envelope—featuring double-stud framing, R30 wall assemblies, and an R53 roof—supports thermal efficiency. Integrated systems include photovoltaic and solar thermal components designed to meet an annual energy budget of 18,700 kWh, an energy monitoring system, a reversible high-efficiency heat pump with heat recovery ventilation, and a penthouse above the kitchen to enhance ventilation through prevailing breezes and buoyant air movement.
