Oppenheim — Bal Harbour, FL

Bal Harbour House by Oppenheim is a 12,000-square-foot modern residence situated on a deep, narrow site extending from the street to the waterfront in Bal Harbour, Florida. The design responds to the client’s brief for a six-bedroom family home with ample space for entertaining, while addressing the challenge of local building constraints and the elongated site. The layout is organized as two double-height pavilions separated by landscaped courtyards, all aligned along a central axis and connected by a glazed bridge, providing a sequence of linked indoor and outdoor spaces that frame views of the bay and gardens. The ground level is conceived as a continuous volume incorporating multiple living and dining areas, enhanced by sliding glass doors that disappear into wall pockets to encourage seamless transition between interior and exterior. Courtyards, internal ponds, and native planting allow breezes from the bay to cool the house naturally, reducing reliance on air conditioning. The restrained material palette of travertine, concrete, and wood reflects the coastal context and creates a neutral backdrop for furniture and art, while form and shading articulate the home’s massing and foster an intimate scale throughout.
