J Street Residence

J Street Residence, designed by ALIS Architecture, occupies a narrow 30-foot by 100-foot lot on the Newport Beach peninsula. Due to the site's limited width and the proximity of neighboring residences, the home's layout prioritizes privacy and inward focus, resulting in an arrangement with minimal emphasis on its street-facing façade. The design brief called for restrained detailing to foreground material quality and the spatial experience within a constrained urban context. The entry sequence passes through a tall volume illuminated by skylights, connecting an open-plan living area at ground level with a den and bedroom suites above. Material selection—rich wood accent walls, built-in cabinetry, natural stone, textured plaster, and mixed metal accents—establish a unified palette throughout the 3,600 square foot interior. This continuity in finishes ties together public and private zones, while controlled openings and the overall plan support a sense of seclusion amid the dense neighborhood setting.
