View Point Residence by Chadbourne + Doss Architects is located on Seattle’s Magnolia Boulevard, positioned to overlook the Salish Sea, city skyline, and Olympic Mountains. The brief called for a modern home that could capture these views while providing privacy from the adjacent public park and relating respectfully to the surrounding historic brick houses. The residence includes a garage and a separate apartment, referencing traditional materials and forms in a contemporary expression. Collaborating with Steven Yavanian Landscape Architecture and Ohashi Landscape Services, the project integrates outdoor spaces suited to the neighborhood's context. The design features dark ironspot brick, metal siding, and aluminum panels, creating a durable and restrained palette. The brick facades are deeply carved to form terraces and sheltered outdoor areas at each level, ensuring privacy while maximizing views. Entry is through a landscaped courtyard, with the main living spaces elevated above street level. Bedrooms sit on the top floor, oriented toward mountain and water views, and outdoor decks are recessed behind the building envelope. Inside, finishes include white oak, stone, and polished concrete. Sustainable strategies, such as deep roof overhangs, cross ventilation, rooftop solar panels, and green roofs, support comfort and energy efficiency throughout the year.
