1870 Federal

1870 Federal is a 7,427-square-foot residence in Lexington, restored and adapted by Zaff Architecture in 2018. The project involved preserving the historic character of a postbellum Federal-style home while accommodating the needs of contemporary living. The design brief called for improved interior flow, a new two-car garage, and a more direct connection between the garage and the main house, all without compromising the building's architectural integrity or its relationship to neighboring historic properties. The intervention separates old and new through a glazed mudroom that serves as a circulation hub between the garage, basement, kitchen, and rear yard. Reconfiguration of the basement stairs and a modest side addition allowed for the creation of a larger, light-filled kitchen, which acts as a new focal point. A significant new opening at the kitchen façade enhances natural light and opens the space to the rear yard. The renovation also included a comprehensive update of the kitchen and master suite. The project was reviewed and approved by local historic and planning authorities.
