Tidal Marsh Overlook

Tidal Marsh Overlook, designed by Flavin Architects, is a modern residence on a steep hillside above the Annisquam River in Cape Ann, Massachusetts, completed in 2021. The project brief called for minimal site disturbance and strong visual connections to the landscape. The house is arranged in a linear form parallel to the slope, with stacked massing and galvanized steel detailing reflecting local industrial influences. Dark finishes help the structure recede into its wooded surroundings. A tree, planted by client suggestion, grows through an opening in the second-floor deck, emphasizing the relationship between architecture and nature. An external steel stair links the parking area to the main entry on the upper level. First-floor bedrooms are protected by black-painted wood screens that add privacy and buffer the home from a nearby road, while visually connecting the building’s decks with the land.
