Miter Point

Miter Point is a 4,500-square-foot residence in Wellfleet, Massachusetts, completed in 2022 by LDa Architecture & Interiors. The project was shaped by the site's position above Wellfleet Harbor and strict environmental conditions, including its location within a coastal bank buffer zone. The design process involved collaboration with local commissions to ensure the protection of fragile habitats and neighboring views, as well as the restoration of native plantings. The house navigates a narrow, angled footprint tuned to the topography and site constraints, resulting in a plan with just one right angle and a form integrated with the coastal landscape. The structure’s low-profile front façade contrasts with expansive glass at the rear, where three levels open toward the harbor. Indoor spaces connect directly to wraparound decks through corner-opening doors, while a sliding skylight grants access to a rooftop deck. Durable exterior materials such as zinc, weathering steel, stone, and porcelain support resilience in the coastal climate. Inside, marble finishes anchor the kitchen, and a custom live-edge dining table defines the dining area. Accessibility features include a glass elevator and a primary suite on the entry level, paired with sustainable systems such as solar panels, battery storage, stormwater collection, and an efficient building envelope.
